WOW! What a diverse coastline offering spectacular mountain and sea views.
With Betty's Bay being so spread out, clients in all price ranges can choose from "close walking distance to the beach, or mountainside with sea views, or right on the waterfront!"
The recent market has been very buoyant, with some really great sales in all price ranges. For example: vacant stands measuring ±1 200m² not necessarily with a view (but a close walk to the beach) were selling for about R120 000 in the 1st quarter of this year. Similarly, an average 3 bedroomed home close to the sea fetched around R480 000. Our entry level for homes at the moment is R700 000; if smaller homes and lower prices are listed, they sell very quickly.
In our experience, we notice that Betty's Bay had a lot of vacant land available at good prices, and with all the other coastal towns (not too far from Cape Town) having more expensive land on the market, people tended to gravitate to Betty's Bay for their investments. The result – we sold all our listings and slowly a handful have trickled back on the market.
The current demand is high for land (mostly) rather than homes at the moment, so sellers are in a position to demand slightly higher prices. There have been some cases of homes selling about 7 months ago for around
R380 000, and being resold for R600 000.
Most homes in Betty's Bay are holiday homes, rented out over weekends and holidays, but there is an increasing need for more permanent rentals as people do not mind the 30–45 minute drive to work from Betty's Bay to say Gordon's Bay or Somerset West. Thankfully the "ruralness, dirt roads, abundance of Fynbos, tracts of green belt, ecosensitive areas, lack of street lights and light pollution, etc" is a big attraction to would be Betty's Bay-er's!
Traditionally, winter is a slower selling period but current demand is high and stock low! Plots vary from R230 000 a few roads from the sea, to R1.3 million for absolute waterfront! Homes range from R750 000 with a close walk to the beach to larger homes priced at R2.2 million with stunning views and splendid finishes.
CapInfo's caveat:
Betty's Bay is not everybody's cup of tea. It has weather!... occasional winds that wreak havoc on poorly-planned/built houses. Some mountainside parts of of the village only have a few hours of sun (if any) during mid-winter. Apart from that, it is exquisitely beautiful.
Oh... it also has environmental vigilantes... cross them at your peril!
